Long Barn Terms and Conditions

 

The Long Barn can be booked for week stays Friday to Friday or Monday to Monday. Short breaks are available from Friday to Monday and Monday to Friday. Christmas and New Year periods are only available for full weeks, arrival dates will depend how the holidays fall.Bookings are only provisional until confirmed by us by email and will only be confirmed once we have received a 20% non-refundable deposit of the full accommodation charge. Payment can be made by BACS, cheque or credit/debit card.The remainder of the balance is due 8 weeks before your arrival; we will contact you to advise when your balance is due. If you book within 8 weeks of your stay we require the full rental amount. Should we not receive the balance we reserve the right to cancel your booking.

Arrival time is from 4pm onwards and departure by 9.30am. This gives us the time we need to clean and prepare for the next guests.

 Booking

The contract entered into is between Town End Farm and the person making the actual booking (who must be over 18 years old) and the other members of your party as notified by you. The contract is for short term holiday let only.
The contract is only effective once the completed signed booking form is received with the required payment and we have sent you written confirmation via email.

 Cancellation

We strongly advise that you take out appropriate cancellation and travel insurance for your holiday.
If you are forced to cancel the booking due to unforeseen circumstances, you must contact us immediately by email or phone. 

  • The deposit is non-refundable.
  • If your cancellation is made less than 8 weeks from the day of departure, you will be charged for the full amount.
  • We will do our best to re-sell the dates. If this is possible, then we will refund any money due minus administration costs.
  • We may not be able to sell the dates at the full rate which you initially paid; in this case, we will refund you part of what we receive from the new booking.

 We offer a no quibble cancellation guarantee of an additional 5% of the price of the full accommodation charge; this must be paid for when initially booking the Long Barn. This allows you to cancel for any reason up until arrival. 
We reserve the right to refuse or cancel any bookings subject to refunding any deposits/rental payments you have made, without further liability on our part.

 Liability

We accept no responsibility for death or any personal injury to guests. No liability is accepted for any other damage, injury, loss, expense accident or otherwise or inconvenience to you or any member of you party and/or your or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents which may be suffered, incurred arise out of or in any way connected with the holiday let. The terms and conditions of the contract (rights of the Third Party) Act 1999 shall not apply to this contract.

 Guest numbers

Under no circumstances may more than the number of persons agreed at the time of booking occupy the property. In exceptional circumstances, we may give permission for extra people to visit but this must be agreed in advance. There may be an additional charge at our discretion. Any persons other than members of your party must not use the facilities of the Long Barn.
Names of all guests staying at the Long Barn must be given at the time of booking. Admittance may be refused if this condition is not observed.
We do not accept Stag bookings; we do accept Hen Party bookings but you must make us aware of this before proceeding with the booking.

 Third party suppliers (e.g. chefs etc)

If you want to use a third party supplier whilst staying at the Long Barn, you should use those recommended in our Welcome Guide, and advise us in writing when you have booked them for. If you want to arrange services with anyone other than our recommended suppliers, you must advise us of their details before booking them (we will need to see their public liability insurance and any other related certification). 

We do not accept any liability for any third party suppliers you use.
Due to environmental impact, we do not allow the hire of hot tubs in the Long Barn.

 Care of the property

You and the members of your party are responsible for taking care of the property during your stay. All equipment and contents must be left clean and tidy on departure (except linen and robes to be laundered).
Any damages or breakages in the Long Barn are the responsibility of you and the members of your party that have caused the damage or breakage. The cost is payable on demand and subject to any incurred loses, not limited to loss of rental, interest and other consequential charges as may be incurred by the owners. Minor breakages are not usually charged for being part of reasonable wear and tear; however, you must report any damage before departure.

 We reserve the right to ask for a breakage/ damage deposit. Normally we just ask that any breakages or damage is paid for at the end of your visit.
There is a strict no smoking policy inside the property; smoking is allowed in the courtyard but must be away from the Long Barn building. In the event of any guest breaching the smoking policy, we may make a charge for additional cleaning and damage caused as a result.
Candles or night lights are prohibited on the property; battery operated candles are supplied.
Any outdoor music or music in the West Barn should not be played after 11pm. There is no restriction in the Long Barn provided that external doors are closed.
We have provided free Wifi, but internet access/speed cannot always be guaranteed in our rural location.
It is the guests responsibility to lock all of the doors at night and when away from the Long Barn.
No drones or fireworks are allowed without our permission. Chinese lanterns are forbidden.

 Electric Cars

At present there are no charging points at The Long Barn, and we cannot allow charging from the barn’s standard sockets. The nearest charging points are in Kirkbymoorside, Pickering and Malton.

 Pets

Well behaved pets are welcome but only by arrangement with us and for a fee of £20 per dog.
We have a few strict doggy rules 

  • They must be well behaved (we have free range sheep in the village)
  • Must have their own beds/bedding
  • Are not allowed on the house furniture/beds
  • Shouldn’t be left home alone (our pub is dog friendly)
  • Dog poop must be picked up on walks and also in the Long Barn courtyard.

 Working dogs are not allowed in the property.

 Right of Entry

We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. We will obviously respect your right to privacy when visiting.

Complaints

If you have a problem or cause for complaint, please contact us immediately to give us the chance to resolve it so that you can enjoy the rest of your holiday.  

 Guest right to occupy

The guests right to occupy the Property may be forfeited without compensation if: 

  • More people or pets than declared at the time of booking attempt to take up occupation 
  • Extra overnight guests are entertained without our express permission 
  • Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour, or disturbance 
  • Smoking in the property
