Terms & Conditions

The Long Barn can be booked for weeks Friday to Friday or Monday to Monday. Short breaks are available from Friday to Monday and Monday to Friday. Christmas and New Year periods are only available for full weeks, arrival dates will depend how the holidays fall.

Bookings are only provisional until confirmed by us and will only be confirmed once we have received a 20% non refundable deposit. The remainder of the balance is due 8 weeks before your arrival. If you book within 8 weeks of your stay we require the full rental amount. Should we not receive the balance we reserve the right to cancel your booking.

Should you have to cancel we will endeavour to re-let the property and if that is possible we will pay back any rental fee we can recoup less the deposit.
We reserve the right to refuse or cancel any bookings subject to refunding any deposits/rental payments you have made, without further liability on our part.

Any outdoor music should not be played after 11pm.

The Long Barn is a big property and we want you to enjoy it at its best. We need time to clean between guests so arrival time is from 4pm and departure by 10am.

The owners accept no responsibility for personal injury to the guests, or loss of or consequential loss or damage to their property, or for other matters over which we have no control.

There is a strict no smoking policy inside the property.

Well behaved pets are welcome but only by arrangement with us and for a fee of £20 per dog. Working dogs are not allowed in the property.
We have provided free Wifi, but this cannot always be guaranteed in our rural location.

We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

The property should be left in a clean and tidy state at the end of the stay.

It is the guests responsibility to lock all of the doors at night and when away from the Long Barn.

We reserve the right to ask for a breakage/damage deposit. Normally we just ask that any breakages or damage is paid for at the end of your visit.
The guests right to occupy the Property may be forfeited without compensation if:-

  1. More people or pets than declared at the time of booking attempt to take up occupation.
  2. Extra overnight guests are entertained without our express permission.
  3. Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance.
  4. Smoking in the property.
